  • 15% of booked earnings.
  • The maintenance fee ranges from $150 to $400 monthly, depending on the property size. It includes things like window cleanings, landscaping, and inspections after every checkout.
  • Hot Tub Servicing (if applicable): $200 monthly *includes one drain and refill. Each additional drain and refill is $100.


  • You can expect to pay a small monthly fee for restocking supplies.
  • Additional hot tub costs include things like replacement filters, chemicals, mechanical repairs, and other spa supplies. 


We provide constant property management, day and night, ensuring that your property and guests are always taken care of without your direct involvement. 


We help set up your home for Airbnb success, recommending essentials like programmable keyless locks and lockable storage for cleaners. 


If you don’t have a listing, we create a comprehensive one with keywords, dynamic pricing, high-quality photos, and detailed descriptions. For existing listings, we optimize them for better performance. 


A huge benefit of using listing platforms like Airbnb and VRBO is the liability insurance and damage protection they provide. Airbnb reimburses hosts up to $3 million in damage protection and $1 million in liability insurance as part of their AirCover protection program for hosts. In the rare event that this occurs, we will file a claim through the listing platform for which the guest booked their stay. 


We tailor your property for specific guest demographics, require initial messages from guests, and use Airbnb's customizable instant booking criteria to ensure quality bookings. 


We manage all interactions with guests, using custom automated messages tailored to each property to ensure clear and timely communication. 


We check the property after each guest leaves to ensure everything is in order and can quickly address any issues, often without the need for a technician. 


We coordinate cleaning schedules through an app integrated with Airbnb bookings and stay in constant communication with cleaning teams to know when supplies are low and need to be restocked.  


We monitor supply levels and conduct monthly restocks, including bulk purchases from Costco, to ensure your property is always well-stocked. 


We take care of all basic hot tub maintenance needs, including pH balancing, purchasing chemicals, regular cleanings, and water replacement to ensure it remains in optimal condition for guests. While we do not perform spa repairs ourselves, we will promptly schedule a repair with a qualified technician at their earliest availability.
