Hands-On Property Care (Exterior & Detail Work)

  • Basic landscaping and upkeep as needed, including watering plants (within reason)
  • Clean windows and screens as needed
  • Remove cobwebs inside and outside the home
  • Treat plants with fertilizer and address pests or fungus using safe, property-appropriate products
  • Rinse down front and backyard areas, especially high barefoot-traffic zones
  • Inspect, clean, and reset BBQ after each guest check-out

Hot tub servicing is handled separately to ensure proper care, water quality, and long-term equipment protection.

  • Clean hot tub cover with hose and protect vinyl covers using 303 Marine Aerospace Protectant 
  • Remove sand and debris using an electric vacuum 
  • Scoop leaves and surface debris with a net 
  • Drain and fill the hot tub as needed with a high-powered sump pump
  • Balance and treat water using professional-grade chemicals: 


  1. Bromine tablets and bromine shock pH balancing 
  2. Anti-foam treatment 
  3. Water clarifier 
  4. Stain and scale control 
  5. Surface cleaning with non-scratch scrubbers 
  6. Filter cleaning and replacement as needed 
  7. Water testing using 4-way spa test strips

Pool Care Oversight

We maintain pool presentation and monitor overall condition to ensure it remains clean and guest-ready.

  • Net leaves and debris from the pool before guest check-in 
  • Clean out skimmer baskets 
  • Rinse surrounding pool deck and edges 
  • Monitor water condition to ensure proper balance and prevent algae formation

Payment Terms and Structure for Property Setup

Billing Terms

Once a property owner approves the recommended setup tier, Superstays begins the property setup process.


All setup work is billed hourly based on actual time spent.

 Projects involving landscaping, remodeling, or major upgrades typically require additional hours due to increased coordination and complexity.
